1. Deal evaluator tool that allows you to analyze a deal eight (8) different ways simultaneously. Wholesale, Fix/flip, Buy/Hold, Sandwich Lease Option, Wholesale Lease Option, Land Contract 1, Land Contract 2, Subject-to

2. Automation: The app will bring in property information automatically once the address has been entered (Estimated value, sq-footage, bedroom and bathroom count, etc.). Any of these parameters can be manually changed because we all know Zillow isn't completely accurate, right? You will manually input the repair cost based on your experience or from another repair estimate tool.

3. Analysis: Once the information is entered, the tool will automatically run an analysis to determine what are the different offers and which are the best offers to submit to the seller based on your specified criteria. The selection criteria will be customized based on your specific cap rate, cash-on-cash return, and profit margins for flips. Additionally, you'll be able to customized your financing terms for fix/flips and rentals.

4. Offer Generator: Once the tool finishes the analysis you will be able to select the 3 options that you'd like to email the seller, the tool will automatically generate the 3 option letter of intent and email it to the seller.
